Check the Internet for companies that give coupons. Restaurant coupons and special can make a real difference in how often you can go out and have a nice meal. Put yourself on a restaurant&#8217;s  e-mail list for specials.  Ask for water and </span><span style="font-size: small;">lemon instead of soda or beer. Choose a meal that includes a drink or maybe even dessert. </span></p>

<li>Be in a position to offer a potential buyer a 5.25% to 6.25% assumable mortgage</li>

<li>Access capital to expand guest rooms/facilities and increase revenue/NOI</li>

<p>Refinance into a loan that is large enough to make it attractive to a potential buyer.  The loan should be of an appropriate size relative to its net income before debt service, yet large enough to make it attractive to a buyer.  Remember, a buyer&#8217;s down payment may limit his or her ability to use the assumable provision without a seller-held second mortgage to make up the difference between the sales price/appraised value and their down payment.</p>

The first thing you have to do after the decision has been made is to take a deep breath think a little about how you got into this business the good days and the bad one and then step back and say out loud to you yourself &#8220;this is no longer my home or business and I will no longer look up on it as such but will maintain it at it best and prepare it to the liking of the general public without any of my own personal objects in the way.<br />
I will sit down and decide where to start and how much to spend on.</p>

<h5>Curb Appeal (Exterior)</h5>
<p><a href="http://www.bedandbreakfastnetwork.com/blog/wp-content/uploads/2009/04/selling-your-inn_02.jpg"><img class="alignleft size-thumbnail wp-image-340" title="selling-your-inn_02" src="http://www.bedandbreakfastnetwork.com/blog/wp-content/uploads/2009/04/selling-your-inn_02-150x150.jpg" alt="" width="150" height="150" /></a>I decided to start with the curb appeal because maybe by the time I had finished the curb &amp; the interior the flowers would have grown. I first started with the house it self, it was newly painted 2 years ago so I had a company come and pressure wash the exterior and the drive way. Then we went to Walmart for some beautiful plants &amp; a few new shrubs. We did not need many but just enough to fill in and let the new owners know our B&amp;B/Inn is well cared for.  Actually this was one of the things I loved to do each spring and to match the flowers with the color of the house. Back to weeding, <em>edging and trimming  the front and backyards</em>. There was just a few repairs we decided to have a re-seal on the driveway to make it look fresher so the pressure was a good idea before that was done. More plants on the porch and some hanging one. The porch floor should really be painted so we allowed a couple of days for that. Finally everything in place and we were happy.</p>
<h5>Interior on the Cheap</h5>
<p><a href="http://www.bedandbreakfastnetwork.com/blog/wp-content/uploads/2009/04/selling-your-inn_03.jpg"><img class="alignleft size-thumbnail wp-image-341" title="selling-your-inn_03" src="http://www.bedandbreakfastnetwork.com/blog/wp-content/uploads/2009/04/selling-your-inn_03-150x150.jpg" alt="" width="150" height="150" /></a>Now for the interior. We started on the third floor (attic area where we store things instead of the garage) <em>vacuumed, cleaned the window</em>s and boxed up everything. Much neater. Second floor 5 bedrooms. Stripped every thing down, wipe down wallpaper, repainted the woodwork &amp; had the carpets cleaned, windows washed inside and out. The same for the 3 bedrooms, dining room, living room and library on the main floor. Now the kitchen. Updated the faucets, new dishwasher (it was not replaced when we purchased) <em>replaced all the cabinet knobs</em> after the cabinets were cleaned there was a lot of glass so it went quickly. After every thing was done we purchased new bedding and towels for each room. Thanks to TJMAXX. Really does look nice. Well worth the money. We really did not spend that much, did a lot ourselves, hired professional and non professional help which kept us sane. Now that is over the appraisal. A B&amp;B/Inn a few blocks away is for sale for $888,000 but our appraised at $1,100,000&#8230;we know the times are tough but we will just wait and see. Now I need to advertise on the Internet.</p>

<h5>The Employee Retirement Income Security Act (ERISA),</h5>
<p>Which created the IRA in 1974, places surprisingly few restrictions on how retirement money can be invested. Except for life insurance or collectibles-such as artwork or coins-IRA funds can be placed in just about anything. Tens of thousands of investors have switched their retirement savings to self-directed accounts since the stock market correction of 2000 and 2001. By some estimates, 3% of the <strong>$3.5 trillion </strong>held in IRAs is now in alternative investments-and the number is growing.</p>
<h5>A Retirement Account Facilitator</h5>
<p>can help you and your lawyers create the legal structure, such as a LLC (Limited Liability Company) or C Corporation that allows for checkbook control of the funds. They will form a new self-directed IRA and roll over existing 401(k)/IRA funds into the newly formed plan. The <strong>Facilitator</strong>, unlike the Custodian, doesn’t hold the funds, but usually contracts with a Custodian to hold the funds as part of the services provided. Custodians have become expert at structuring self-directed accounts and streamlining the once onerous paperwork.</p>

The new retirement account invests directly into the new business by purchasing as much as<strong> 95% of its stock</strong>, providing the necessary capital to fund the down payment or even purchase the property. The new retirement account actually purchases the stock of a company you control, much as if your IRA were to purchase shares in a publicly traded company.   Here are the benefits… you do not re-pay a loan, which adds to overhead, and you will not incur tax liabilities and penalties.   Profits will flow into your retirement account and will be sheltered proportionate to how much stock it owns in the corporation and ultimately, any gain from the sale of the property will be tax deferred in the same way.<br />
Lastly, when the cash requirement exceeds the capacity of just one investor or where <strong>multiple </strong>investors are required to invest in a single project, one self directed 401k plan may be created to accommodate multiple roll-overs.</p>
<p>Custodians don’t offer investment advice-that’s the self-directed part. No <strong>outsider </strong>can guarantee the soundness of your investment strategy and that can be as terrifying as it is liberating. As always, talking with a good financial advisor who is knowledgeable in your area of interest is important. Unless you have both time and capital to spare, you should be cautious before putting your entire nest egg into a new business. However, investors with a strong do-it-yourself streak and a compelling alternative investment strategy may want to consider joining the <strong>growing </strong>ranks of people who have decided to invest their retirement funds in themselves.</p>
